Local Insight
Chinchwad: A RERA-Address-vs-Marketing Mismatch
Kohinoor World Tower, already listed elsewhere on this site, is the clearest example we found of a project whose MahaRERA registration address (village Chinchwad) differs from how it is usually marketed (generically as “Pimpri-Chinchwad,” and sometimes just “Pimpri”). We track it here, on the Chinchwad page, based on the more authoritative RERA address.
A separate project, Privia Prestige Residency, is marketed as Chinchwad by one source but tagged Chikhali by others; since Chikhali already has its own dedicated page on this site, we have left it off this page to avoid duplicating it — also note it is a different project from Prestige Privia on Spine Road, tracked on our Pimpri page under a different MahaRERA number.

Questions Buyers Ask
Chinchwad Projects in Pune: Frequently Asked Questions
Is Kohinoor World Tower really in Chinchwad?
Its MahaRERA registration record lists a village Chinchwad address, even though it is commonly marketed as Pimpri or generic Pimpri-Chinchwad. We track it here based on the more authoritative RERA address.
Is there a project called Privia Prestige Residency in Chinchwad?
We found one, but portals disagree between Chinchwad and Chikhali on its locality. Since Chikhali already has its own page on this site, we have left this project off both pages pending confirmation rather than risk duplicating it.
What is new-launch in Chinchwad right now?
Saheel I Trend Chinchwad, GD 18 Altitude, Sai Nisarg SkyLuxe and Sukhwani Agarwal Empire Square all carry a current new-launch status per our research.
Is Panoreeva Greens MahaRERA registered?
No number was published on the sources we checked during research, so treat it as unregistered until you see the certificate yourself — ask Avirat Developers for it directly before booking.
Who is Elpro Estates?
An established Chinchwad-area developer, also known for the City Square mall, currently building The Metropolitan.
How is Chinchwad connected to the rest of Pune?
Via the Pune Metro corridor and the Old Mumbai-Pune Highway, both of which connect it to Pimpri, Nigdi and Akurdi.
Does Chinchwad have a significant commercial market?
Yes — Kohinoor World Tower is a major office address, alongside established retail such as the City Square mall.
Are Pimpri and Chinchwad projects often cross-listed?
Yes, the boundary between the two blurs frequently in marketing material — Runwal The Central Park, tracked on our Pimpri page, is a good example.
