Land is not the same as approvals
A developer acquiring land, or signing a joint development agreement with a landowner, is the first step. Layout approval, environmental clearance and RERA registration typically follow later, sometimes months or years after.
Configurations and sizes usually change
The unit mix, sizes and even the number of towers shown at this stage are indicative and often change by the time a project formally launches. Treat the facts on these cards as a starting point, not a floor plan.
There is normally no registration number to check yet
Because these projects have not opened bookings, there is usually nothing to look up on MahaRERA. If anyone asks for money against an upcoming project, that alone is a reason for caution.
Ask for a realistic launch window
