Match the registration to the phase you are booking
A MahaRERA number covers a specific phase or building. Confirm on the MahaRERA website that the phase you are booking is the one the registration actually covers, not an earlier or later phase of the same project.
Get the current rate card in writing
New launch pricing often moves in the first few months as towers fill up. Ask for a dated cost sheet rather than relying on a number you saw in an ad or on a listing portal.
Ask what is included in the possession date
The date declared to MahaRERA is a completion date for construction, not necessarily the date you get keys; registration, society formation and finishing can add time. Ask the sales team to walk you through what happens between the two.
Check the floor and tower before you pay a token
