What to Check Before Buying a Villa in Pune
A villa carries a different set of checks to an apartment, mostly around land and the community it sits in.
Confirm the land title and layout approval
Ask for the 7/12 extract and layout approval alongside the MahaRERA registration; a villa plot’s title chain is worth its own legal check, separate from the building itself.
Ask what the maintenance actually covers
Villas often have lower shared amenities than a large apartment complex, but private garden, boundary wall and security upkeep can still add up. Get a written maintenance estimate.
Check road access and utilities for the specific plot
In a phased villa community, roads, water and power to your specific plot may not be complete even if the sales office and model home are ready.
Weigh commute against space
Both projects above sit outside the city’s densest job corridors, so factor the daily commute into the trade-off for more land and privacy.

Villas are a much smaller share of Pune’s new supply than apartments, and we only list a project once we can verify its facts against more than one source. We add more as they clear that bar.
Is a villa more expensive than an equivalent apartment?
Usually yes, per square foot of land, though a villa also gives you the land itself and generally lower shared common-area charges. Use Check Price for a current comparison on either project.
Do villa communities have RERA registration?
They should, in the same way as an apartment project. Confirm the registration number on the MahaRERA website before booking, whichever project you are considering.
Can NRIs buy a villa in Pune?
Non-resident Indians can generally buy residential property including villas, but not agricultural land or farmhouses under FEMA rules. Confirm the land’s non-agricultural status before booking, and speak to a qualified adviser on repatriation and tax treatment.
