1 & 2 BHK: first homes and rental yield

Smaller units carry a lower entry price and rent out more easily, which is why they dominate compact and senior-living formats such as Ashiana Senior Living Vadgaon.

3 BHK: the default for growing families

Offered across nearly every project on this page, a 3 BHK is the configuration developers build the most of, which usually means more floor and tower choice too.

4 BHK and larger: space over price per square foot

Concentrated in premium addresses such as Koregaon Park, Sadashiv Peth and Prabhat Road, these trade a higher entry price for more carpet area and, often, fewer units per floor.

Match configuration to launch status

A 4 BHK in a new launch project is easier to inspect on plan than the same size in a project still at the upcoming stage, where layouts have not been finalised.
