Magarpatta City is one of Pune’s best-known integrated townships, built by the farming families who once owned this land — but its own residential inventory is largely built out, so most current activity sits in the immediately adjoining corridor.
Magarpatta City itself is not actively launching fresh residential towers. What is tracked here is one project branded “Magarpatta” and two adjoining launches in the same corridor, one of which has a genuinely disputed locality and MahaRERA number across sources.
Godrej Elaris, a 12-acre, 292-unit project in the Magarpatta–Mundhwa corridor immediately adjoining Magarpatta City.

Magarpatta City is a 450-acre integrated township developed by Magarpatta Township Development and Construction Company, formed by the Magar family and other local landholders who pooled their farmland rather than selling it to outside developers — construction began in 2000, under the chairmanship of Satish Magar. Roughly 30% of the township is green cover.
It houses the 12-tower Cybercity IT and business park (tenants have included Accenture, Amdocs, HCL Technologies, Red Hat and Teradata), the Pentagon office complex, 12 residential clusters named after flowers with 1 to 4 BHK homes, four villa and bungalow developments, Seasons Mall, the Destination Centre retail strip, a hospital, schools and the 25-acre Aditi Gardens.
Because Magarpatta was largely built out by its original developer some years ago, fresh new-launch activity now shows up mainly in the adjoining Magarpatta–Mundhwa corridor rather than as new towers inside the township itself — Godrej Elaris, tracked above, is the clearest current example.
Magarpatta sits at the centre of the Hadapsar-Kharadi-Mundhwa employment belt.
A rare case where the township is the destination, not just the home, for a large share of its own residents.
Both extend the same retail and residential belt, tracked on their own pages on this site.
Within reach for anyone working there but choosing to live in the more established Magarpatta-Hadapsar belt instead.
Square Yards’ figure reflects the broader Magarpatta City search area, which includes both resale stock and adjoining new launches.

Its original developer’s residential clusters were built out some years ago. Current new-launch activity in this area comes mainly from other developers building in the immediately adjoining corridor, such as Godrej Elaris, rather than fresh towers inside the original township.
