Local Insight

Why Hinjewadi’s Real Estate Market Keeps Growing

Hinjewadi is anchored by the Rajiv Gandhi Infotech Park, one of India’s largest IT park clusters and home to Infosys, Wipro, Cognizant, TCS and dozens of other employers. That concentration of jobs is the single biggest reason developers keep launching here and buyers keep renting or buying within a short commute of it.

The area’s biggest infrastructure story right now is Pune Metro Line 3, the 23.2 km Hinjewadi–Shivajinagar corridor with 23 stations. As of late September 2026 the line is in its final safety-clearance stage, with passenger services expected to start within days to weeks; once open, it gives Hinjewadi a direct, traffic-free rail link into the city centre for the first time, which is already a factor in how new launches here are being priced and marketed.

Local Insight

How Hinjewadi Compares to Nearby Micro-Markets

Hinjewadi does not sit in isolation — it is one end of a chain of west-Pune micro-markets that buyers commonly cross-shop. Here is how the neighbouring areas stack up on price, then on the things a spreadsheet cannot show you.

Micro-MarketAvg. Price (₹/sq ft)Recent YoY GrowthWhere It Sits
Hinjewadi~9,000~15%Home to the IT park itself
Wakad~8,500~9%Between Hinjewadi and Baner
Tathawade~9,200–9,800~2–9%Adjacent to Hinjewadi Phase 3
Baner~12,000Not separately trackedMost established, city-adjacent
Balewadi~15,300~3%Sports-city identity, further out
Wakad₹8,500
Hinjewadi₹9,000
Tathawade~₹9,500
Baner₹12,000
Balewadi₹15,300

Approximate averages, September 2026, aggregated from public listing trackers — HexaHome for Baner and Wakad, Square Yards for Balewadi, and Pune Realty Hub for Tathawade; Hinjewadi’s own figures are sourced above. Numbers vary by source and by exact project — treat them as a starting point, not a quote.

Baner

Pune’s most established western suburb, with more mature retail, schools and restaurants already built out. Baner commands a noticeably higher price per sq ft than Hinjewadi and sits further from the IT park itself, so it suits buyers who want city-adjacent convenience over the shortest possible commute.

Wakad

Sits between Hinjewadi and Baner on the same Mumbai–Bengaluru highway corridor, with more built-out social infrastructure than Hinjewadi and a shorter approach to both the highway and the Aundh side of the city. Inventory here skews slightly older than Hinjewadi’s newest towers.

Tathawade

Directly adjacent to Hinjewadi Phase 3, and still one of the more affordable entry points into the corridor. Several builders active in Hinjewadi, including Krisala and Saheel, also have projects in Tathawade, so it is worth comparing both when a specific developer is on your shortlist.

Balewadi

Known as much for the Shree Shiv Chhatrapati Sports Complex as for housing, Balewadi carries the highest average price of the five and sits a little further from the IT park, though it stays well connected to both Baner and the highway. It tends to attract buyers who want a quieter, more established feel.

Before You Buy

What to Check Before Buying in Hinjewadi

Hinjewadi is Pune’s largest and oldest IT-corridor micro-market, which brings its own, specific checks alongside the usual MahaRERA ones.

Confirm which phase the project is actually in

Hinjewadi Phase 1, 2 and 3 are separate, individually registered pockets with different infrastructure maturity and commute times to the IT parks. Ask which phase a project sits in before you compare it with another "Hinjewadi" listing.

Ask about water supply and civic infrastructure

Hinjewadi has a documented history of water-supply and road-widening pressure as the corridor has grown faster than civic works. Ask the builder or the project’s RWA how the specific building sources and stores its water, not just what the brochure promises.

Time the commute yourself, not on a brochure map

Distance to Rajiv Gandhi Infotech Park on a map understates the real commute during the morning and evening peak. Drive or ride the route at 9 a.m. and 6 p.m. before you commit to a project on travel time alone, even after the metro opens on part of the corridor.

Match the MahaRERA number to the exact building and phase

A registration number covers one specific building or phase, not the developer’s entire township. Confirm on the MahaRERA website that the number you were given matches the building and phase you are actually booking.

Questions Buyers Ask

Hinjewadi Projects in Pune: Frequently Asked Questions

What is the difference between Hinjewadi Phase 1, 2 and 3?

They are three separate, sequentially developed pockets of the same IT corridor. Phase 1 is the oldest and closest to established social infrastructure, Phase 2 is largely commercial and IT park space, and Phase 3 is the newest residential pocket, still catching up on some civic infrastructure. Each carries its own MahaRERA registrations.

Is Hinjewadi a good area to buy for IT professionals?

It sits closest to the Rajiv Gandhi Infotech Park of any Pune micro-market, which makes it a strong choice for a short commute, though traffic on the approach roads is heavy at peak hours. Weigh that against Baner and Wakad, which offer a longer commute but often more established social infrastructure — see the comparison above.

Is the Hinjewadi–Shivajinagar metro line open yet?

As of late September 2026 it is in its final safety-clearance stage, with passenger services expected to start within days to weeks. Once running, it will connect North Hinjewadi to Shivajinagar in the city centre over 23.2 km and 23 stations. Check the current status before assuming it is operational.

Do all the projects here have MahaRERA registration?

Most of the new launch and under construction projects listed do, since registration is generally required before a promoter can accept bookings; a few of the most recently announced projects, marked Pre-Launch, are still awaiting their number. Confirm the exact registration for the phase and building you are considering on the MahaRERA website before paying anything.

Why do some projects or builders here open a form instead of a page?

A few builders active in Hinjewadi have not yet published a dedicated page on this site. We still list what we could verify about the project so you can compare it, and route those buttons to our enquiry form so you can ask us directly instead of following a broken link.
