Shivajinagar sits at the heart of Pune, home to major government offices, FC Road and the Deccan Gymkhana area, and has very little vacant land left for large residential development. What we found here is consistent with that: small, boutique, premium projects rather than large towers or townships.
Kotibhaskar Group, one of the developers tracked here, also has numerous similarly branded projects across Kothrud, Erandwane and Prabhat Road, which creates a real risk of locality mix-ups in scraped listings. We deliberately excluded one commonly listed name, “Kotibhaskar Aparnali,” because we could not confirm it genuinely belongs in Shivajinagar rather than one of those other areas.
